What does a whole-home remodel involve?
Typically some combination of layout changes, systems, and finishes. Layout means moving or removing walls to open the plan up. Systems means the electrical, plumbing, sewer, insulation, windows and doors: the parts nobody photographs and everybody feels. Finishes means the kitchen, the bathrooms, the flooring and the lighting. Most remodels that genuinely change how a house feels touch all three, which is why doing them at the same time costs less than doing them in sequence.

Layout is usually the thing that was actually wrong
Homeowners often describe the problem in terms of finishes (the kitchen is dated, the floors are tired) when the thing that makes the house feel wrong is a wall. Post-war Los Angeles houses were drawn as a series of small closed rooms, which is not how anyone lives now.
Taking a wall out is the single change that most often transforms a house, and it is also the change most likely to be structural. Whether a given wall is load-bearing is a question with a real answer, and it is worth getting that answer before anyone gets attached to a floor plan.
The systems nobody wants to pay for
The least glamorous line on a remodel budget is usually the most important one. Electrical panels sized for a 1950s house. Galvanised supply lines. A sewer lateral at the end of its life. Insulation that is either missing or has settled to the bottom of the wall. Windows that are single-glazed and out of square.
Doing this work while the walls are open costs a fraction of what it costs afterwards, and it is the difference between a house that looks renovated and a house that is. Our Sausalito project is a fair illustration: electrical, water, sewer, insulation, drywall, windows and doors were all upgraded as part of the remodel, and none of it shows in the photographs.
Doing it in one go, or in stages
A single remodel is generally cheaper per square foot than the same work done as three projects, because the demolition, the permits, the trades and the site setup happen once. It is also more disruptive, and it needs the whole budget available at once.
Staging is a legitimate choice, and plenty of homeowners do it. If you are staging, the order matters: systems and layout first, finishes second. Doing it the other way round means paying to demolish the kitchen you just installed.
Remodelling alongside an ADU

It works because the expensive, disruptive parts overlap. One permit process, one site setup, one crew mobilisation, and you are through the disruption once instead of twice.

How much does a home remodel cost in Los Angeles?
It depends on the scope, the size of the house and what the existing structure turns up. Yeganeh Inc. publishes verified ranges for ADU and garage conversion work; we do not publish a remodel range we cannot stand behind. Call and we will give you a real number after seeing the property, at no cost.
Do I need to move out during a remodel?
For a whole-home remodel where the kitchen and bathrooms are out at the same time, usually yes for at least part of it. For a partial remodel it is often possible to stay. We are straight with you about which one your project is before you commit, because planning around it is easier than reacting to it.
Do I need permits for a remodel?
For anything structural, electrical or plumbing, yes. Moving or removing walls, rewiring, re-piping and adding or relocating fixtures all require permits and plan check. Purely cosmetic work generally does not. We handle plans and permitting alongside the build.
Can you remove a wall to open up the layout?
Usually, yes, but whether a wall is load-bearing determines what is involved. Removing a load-bearing wall means a beam and often new posts and footings, which is a real piece of structural work rather than a demolition day. Our Sausalito project removed an interior wall to improve flow and light, and it is a good example of what that looks like done properly.
Should I remodel or move?
That is a financial and personal question rather than a construction one, and we are not the right people to answer it for you. What we can tell you is what your remodel would actually cost and what it would involve, at no charge, so you are comparing real numbers rather than assumptions.
Can you remodel the house and convert the garage at the same time?
Yes, and it is a sensible way to do it. The permitting, site setup and disruption overlap, so you go through it once instead of twice. Two of our completed projects combined a full home remodel with a garage-to-ADU conversion.
