Grouped by what actually differs
The grouping below is geography, not a claim about where we do more work. What changes between them is lot size, access and how involved plan check tends to be, all of which affect a project more than the name of the neighbourhood does.
West San Fernando Valley
Where most of the ADU and garage-conversion work happens. Large single-family lots, detached garages, and rear yards with genuine room to build.

What we are not claiming
Of the six completed projects on this site, one names the area publicly: Encino Detached ADU in Encino. For the others the location was never published, so none is asserted here. We are not going to attach a neighbourhood to a project to make this page look more local than it is.

About our coverage
Do you work outside these areas?
These fourteen are the areas we serve, and we would rather say so plainly than take on a project too far out to service properly. If you are just outside them, call and ask. The honest answer is sometimes yes and sometimes no, and it depends on the project.
Do you serve Pasadena, Santa Monica, Beverly Hills or Malibu?
No. Those are not among our approved service areas. Earlier versions of this website named some of them, which was not accurate, and that has been corrected.
Does where I live change what an ADU costs?
Less than people expect on construction, and more than people expect on permitting. Building costs are driven mostly by the property itself: access, site conditions, what has to come out. Permitting timelines and plan-check conditions genuinely do differ by jurisdiction.
Is my street in the City of Los Angeles?
Most of these communities are, and permit through LADBS, but the boundaries are not always where people assume, and it matters for which rules apply. We confirm what applies to your specific address rather than guessing from the postcode.
Do you charge to come out?
No. The property visit and the estimate are both free anywhere in these areas.
