Should I repair my roof or replace it?
Repair when the roof is generally sound and the problem is localised: a section of flashing, a few damaged tiles, a failed penetration seal. Replace when the covering has reached the end of its life across the whole roof, when there are repairs on top of repairs, or when the deck below has been wet long enough to be compromised. The deciding factor is usually the age and condition of the roof as a whole, not the size of the leak, because a patch on a worn-out roof buys months rather than years.

Where a leak actually comes from
The wet patch on your ceiling is almost never directly beneath the hole. Water enters at a high point, travels along the underside of the deck or down a rafter, and appears somewhere else entirely, which is why chasing the stain rather than the source is the classic way to pay for the same repair twice.
The usual culprits are the junctions rather than the open field of the roof: flashing where the roof meets a wall, the seals around vents and pipes, valleys where two slopes meet, and the edges. Those are the places worth inspecting first, and they are where a competent repair concentrates.
The rest of the exterior, which people notice later
Stucco cracks are common in Los Angeles and most of them are cosmetic: hairline movement cracks in a material that is not flexible. The ones that matter are the wider cracks, the ones that step diagonally from a window or door corner, and any that are actively letting water into the wall.
Then there is drainage. Gutters that have detached or are simply full, downpipes discharging against the foundation, and ground that falls towards the house rather than away from it. These are unglamorous and cheap to fix, and they cause a startling proportion of the damage we get called out to look at.
When to look, rather than waiting to be told
The useful time to check a roof in Los Angeles is at the end of the dry season, before the first serious rain, not in January when it is already leaking and every roofer in the county is booked.
You can do a fair amount of that check from the ground with a pair of binoculars: obviously displaced or missing tiles, sagging lines, damaged flashing at wall junctions, and gutters visibly full or pulling away. If any of that is present, it is worth having someone look properly.
Exterior work as part of a larger project
A good deal of the roofing and exterior work we do happens alongside something else: a new roof and a new carport as part of a remodel and garage addition, or exterior repairs carried out while a property is already open for an ADU build.
Combining them is usually sensible. Scaffolding, access and site setup are already paid for, and it is the same crew coordinating both.

How much do roof repairs cost?
It depends on the roof, the covering, the access and whether the deck underneath has been affected. Yeganeh Inc. publishes verified ranges for ADU and garage conversion work; we do not publish a roofing range we cannot stand behind. Call and we will come and look, at no cost.

Why is the leak not directly above the wet patch on my ceiling?
Because water travels. It enters at a high point, runs along the underside of the deck or down a rafter, and shows itself wherever it can finally get through. This is why finding the source matters more than treating the stain, and why the same leak sometimes gets paid for twice.
Are stucco cracks a problem?
Most are not. Hairline cracks are normal movement in a rigid material. The ones worth attention are wider cracks, cracks stepping diagonally away from window and door corners, and anything that is visibly letting water into the wall.
When should I have my roof checked?
At the end of the dry season, before the first serious rain. That is when a small repair is still a small repair, and when a roofer is actually available.
